best coworking spaces in hyderabad (2026) - honest reviews and pricing

tldr: out of 13 coworking spaces in hyderabad, my top 3 are 91springboard (best value + community), t-hub (best for startups in incubation programs), and innov8 (best premium experience without wework prices). day passes range from rs 400-800, monthly plans from rs 4,000-12,000. organized by area below.
hyderabad’s coworking scene has exploded in the last few years, and for good reason.
HITEC city is india’s second-largest IT hub after bangalore. gachibowli’s financial district keeps growing. the telangana government actively courts tech companies. and unlike bangalore, hyderabad has infrastructure that mostly works, the metro is useful, the roads are wider, and the traffic, while bad, isn’t “sit in your car for 2 hours” bad.
all of this means more remote workers, more startups, and more coworking spaces fighting for their business.
i haven’t worked from these spaces personally. this guide is research-backed, compiled from google reviews, user feedback, and what i could verify about pricing and amenities. no one paid me to include their space. if something gets bad reviews, i’ll tell you.
if you’re exploring hyderabad beyond work, check out the hyderabad food guide, the best biryani in hyderabad (obviously), and the best cafes in hyderabad for work-friendly coffee spots.

1. 91springboard
HITEC city (also gachibowli location)
91springboard is the coworking chain that keeps showing up in every city guide i write, and there’s a reason: they consistently deliver the best combination of price, community, and infrastructure. their hyderabad locations are no different.

cons:
- popular = noisy during peak hours

2. innov8

innov8 does the same thing in hyderabad that it does everywhere: delivers premium coworking interiors at prices noticeably below wework. the HITEC city location is their flagship in hyderabad, and the banjara hills location caters to the west hyderabad crowd.

cons:
- most expensive coworking in hyderabad

- can feel corporate-trendy rather than authentic
- noise levels vary, open plans get loud
verdict: same story as every other city: wework is great if someone else is paying. if your company has a workspace budget, this is premium. if you’re bootstrapped, 91springboard or innov8 give you 80% of the experience at 50% of the price.
4. cowrks
madhapur (CBRE managed)
cowrks (now under CBRE management) has a well-positioned location in madhapur, right in the IT corridor between HITEC city and gachibowli. it’s a professional space that serves mid-size teams well.

cons:
- premium pricing

verdict: good choice for established teams that need professional infrastructure in the HITEC city-madhapur corridor. the meeting rooms are genuinely excellent. solo freelancers will find better value elsewhere.
5. workafella
HITEC city
workafella is a hyderabad-born brand that understands the local IT professional’s needs. their HITEC city location is purpose-built for people who work in the tech corridor and want a professional workspace without the multinational chain pricing.

verdict: solid local alternative to the national chains. if you’re based in HITEC city and want good infrastructure without paying wework/innov8 prices, workafella delivers. the cafeteria is a surprisingly important perk when the nearest restaurant is a 15-minute walk.
6. novel office
HITEC city / cyber towers area
novel office brings their national premium-serviced-office model to hyderabad. the HITEC city location targets corporate clients and consultants who need presentation-ready meeting rooms and a professional address.
pricing:
- day pass: rs 500
- hot desk (monthly): rs 6,500-9,000

verdict: best for consultants, lawyers, and professionals who need a cyber towers address and client-ready meeting rooms. the virtual office plan is particularly good value if you need a hyderabad business address without a physical desk.
gachibowli and financial district
the newer business district. home to the financial district, major tech campuses, and increasingly, startup infrastructure.
7. t-hub
gachibowli, near IIIT hyderabad
t-hub is arguably the most important startup institution in hyderabad. backed by the telangana government, it’s the largest technology incubator in india. it’s not a traditional coworking space; it’s an ecosystem.

- varies by program
- incubation desk: rs 4,000-6,000/month
- acceleration programs: custom (often subsidized)
- event access: sometimes free for non-incubated startups

- competitive admission
verdict: if you can get in, t-hub is the single best place for a startup in hyderabad. the mentorship, investor access, and government support are genuinely transformative. but it’s selective. if you’re a freelancer or established company, look at the commercial coworking spaces instead.
8. ilab hyderabad
gachibowli area
ilab operates as a more accessible incubator-coworking hybrid than t-hub. it’s aimed at very early-stage startups and individual founders who are still validating their ideas.
pricing:

verdict: good stepping stone for founders who aren’t ready for t-hub but want more than just a desk. the mentorship and workshops add genuine value beyond the physical workspace. pure freelancers should look at bhive or the hub instead.
madhapur and kondapur
the residential-commercial zones adjacent to HITEC city. more affordable, more food options, and increasingly popular for coworking.
9. bhive
madhapur, kondapur
bhive does in hyderabad what it does in bangalore: provides clean, functional coworking at prices that don’t require a funding round. their madhapur and kondapur locations serve the HITEC city overflow crowd who want proximity without premium pricing.

- well-maintained despite the low pricing
- no-frills approach that actually works
- good parking (important in hyderabad)
- multiple locations give some flexibility
cons:
- basic interiors
- meeting rooms are small
- wifi is adequate but not fastest
- limited events and community
verdict: best budget coworking in hyderabad. if you’re a bootstrapped founder or freelancer who needs a desk near HITEC city without the HITEC city price tag, bhive is the smart choice. madhapur location also has better food options within walking distance than most HITEC city spaces.
10. the hub hyderabad
kondapur
the hub is the ultra-budget option in hyderabad’s coworking market. it targets freelancers and very early-stage founders who need the basics: a desk, AC, wifi, and coffee.
pricing:
- day pass: rs 400
- hot desk (monthly): rs 4,500-6,000
- dedicated desk: rs 7,000-8,500
amenities: wifi, basic meeting room, pantry, printing, AC, power backup.
pros:
- affordable
- kondapur location has good food options nearby
- no-frills but functional
- friendly staff
- good for part-time coworkers (a few days a week)
cons:
- basic interiors and limited space
- meeting room is small
- wifi can be inconsistent during peak hours
- no community or events
- limited parking
verdict: if you’re counting every rupee and just need a reliable place to work a few days a week, the hub does the job. it’s not inspiring, but it’s functional and affordable. pair it with working from hyderabad’s cafes on other days for variety.
banjara hills and jubilee hills
the upscale residential areas. fewer coworking options but premium positioning for client-facing work and consultants.
11. collab house
jubilee hills
collab house’s jubilee hills location targets the creative and consulting crowd. the area itself is premium, and the space reflects that with better-than-average interiors and a community that skews creative.
pricing:
- day pass: rs 500
- hot desk (monthly): rs 5,500-8,000
- dedicated desk: rs 9,000-12,000

amenities: wifi, meeting rooms, brainstorming zones, pantry, printing, event space, parking.
pros:
- jubilee hills address for client correspondence

- limited food options within walking distance

12. regus
banjara hills, HITEC city
regus operates in hyderabad from two premium locations. same global formula: professional, reliable, corporate, soulless. the banjara hills location is their higher-end outpost.
pricing:
- day pass: rs 800
- hot desk (monthly): rs 8,000-12,000
- dedicated desk: rs 12,000-16,000
- virtual office: rs 3,500-6,000

pros:
- global access (work from any regus worldwide)
- banjara hills address carries prestige
- virtual office plans are solid value
- professional and well-maintained
- reception and mail handling
cons:
- most expensive option alongside wework
- zero community or culture
- corporate atmosphere
- contracts can be inflexible
verdict: regus in hyderabad makes sense for the virtual office (especially the banjara hills address) and the global access pass. for daily coworking, you’re paying a premium for the brand without getting the community that makes coworking worthwhile.
13. awfis
HITEC city, gachibowli, banjara hills (multiple locations)
awfis has the widest coverage in hyderabad with locations spanning the IT corridor and the premium residential areas. their multi-location pass is their strongest selling point.
pricing:
- day pass: rs 600
- hot desk (monthly): rs 6,000-9,000
- dedicated desk: rs 9,000-13,000
- multi-location pass: rs 7,000-10,000

- multi-location pass offers genuine flexibility
- consistent quality across spaces
- enterprise-grade infrastructure
- good for companies with teams spread across hyderabad
cons:
- interiors are functional, not inspiring
- community is minimal
- feels corporate
- some locations are small
verdict: best for people who need flexibility across different parts of hyderabad. if you have meetings in HITEC city on monday, gachibowli on wednesday, and banjara hills on friday, the awfis multi-location pass actually makes sense. for a single fixed workspace, 91springboard or bhive offer better value.
what to look for in a coworking space in hyderabad
hyderabad’s coworking market is mature and competitive. here’s what to prioritize:
- location relative to your life. hyderabad’s distances are real. HITEC city to banjara hills can take 30-60 minutes depending on traffic. pick a coworking space near where you live, not just near where the action is. the time you save on commuting is time you can spend working.
- metro connectivity. hyderabad’s metro is genuinely useful. spaces near metro stations (several in HITEC city, madhapur, and gachibowli are near the blue line) save you from traffic entirely.
- food situation. HITEC city’s food options are limited to food courts and office canteens. madhapur and kondapur have much better street food and restaurant scenes. factor in where you’ll eat lunch every day.
- summer AC. hyderabad gets extremely hot from march to june. check that the AC actually works well during peak summer. some budget spaces cut corners here.
- power backup. less of an issue in HITEC city (IT infrastructure) but relevant in older parts of the city. check if the space has UPS and generator backup.
final thoughts
hyderabad’s coworking market offers excellent value compared to bangalore. you get similar quality at 20-30% lower prices, and the surrounding infrastructure (metro, roads, food) is arguably better.
here’s the simple decision tree:
- bootstrapped startup or freelancer? bhive or the hub.
- want community and events? 91springboard.
- startup looking for incubation? t-hub (if you qualify) or ilab.
- want premium without wework pricing? innov8.
- company is paying? wework.
- need multiple locations? awfis.
- client-facing work? novel office or regus (banjara hills).
- creative team? collab house in jubilee hills.
start with day passes at 2-3 spaces. hyderabad has enough options that you’ll find your fit quickly.
and when you’re done working, hyderabad’s food scene is genuinely one of the best in india. the biryani is mandatory. the irani chai is a daily ritual. and the street food will make your lunch breaks the best part of the day.
